Village Two Improvements

Please consider the following verifiable facts when voting
for the  2015 Village Two Board of Directors:
1)  Board members serve countless hours with absolutely no compensation (financial information is always available to homeowners by contacting Management)
2)  The monthly assessment has remained at $204, although operating expenses have increased.
3)  The Board has initiated many projects that have updated the property and increased property values.
     a...all 12 buildings have received new roofs
     b...new landscaping (approved by city of Scottsdale, McCormick Ranch, and well-received by most V2 homeowners) was designed to save water, protect the buildings to cut maintenance costs, prevent water from spraying onto parked vehicles, and cut liability of standing water on sidewalks and roadways. 
     c....existing landscaping (trees, palms, hedges, bushes, lawns) is maintained on a regular schedule.  
     d....pool C has been remodeled; the water is clean, heated, and the pool area is inviting. 
     e....our reserves continue to grow to accommodate future necessary projects avoiding the need for further special assessments. 
     f.....CCR's are enforced to keep the property maintained to the high level  you expected when you purchased your condo and to continue to protect your investment.
     g....in April 2015,  all paved areas will be resurfaced, parking areas re-striped, and red curbs repainted.  We are in the process of obtaining competitive bids for repainting all 12 buildings sometime later this year.  Both projects are funded with no special assessments.
     h....street lights throughout V2 have recently been painted and will be followed with refurbishing of the in-ground water meter boxes.
     i….monthly updates regarding HOA issues are always posted on the bulletin boards. 

     j….full audit shows Village Two finances to be in excellent condition.

To discuss matters which by law must be addressed in CLOSED session.
No other items will be discussed or decided.

February 2015 Updates

PAVING NOTICE:  Please be looking for information regarding the paving project which will occur during the first week of April.  All paved areas within Village 2 will be resurfaced.  There will be alternate parking plans as well as street and parking closures.  Seasonal homeowners who leave vehicles must make plans for having them moved during paving.  Village 2 HOA will assume no responsibility or liability for cars that need to be towed. 

HOA MAILINGS…You should be receiving information in the mail regarding the annual HOA meeting, election of Board of Directors, and ballot. Please  contact Management if you have concerns, questions, or need to report an address change.  Please return your BALLOT and updated EMERGENCY INFORMATION form.  Thanks

The EXECUTIVE (closed) meeting will begin at 8:30 AM
The regular OPEN meeting will begin at approximately 9:15 AM
The meeting will conclude with a second EXECUTIVE meeting
Because of the length of the agenda, each homeowner will be allotted three (3) minutes. 
    Longer concerns should be emailed to Management.

2015 MONTHLY ASSESSMENT COUPON BOOKS…will be mailed in December.  Please notice that the 2015 assessment remains at $204 but will likely increase in 2016.  Late fees remain at $30.  Thanks to all of you who are up-to-date with your 2014 monthly payments.  INSURANCE INFORMATION will be in the same mailing.  Please read carefully as it explains HOA/homeowner responsibilities.    
           
RATS…PLEASE be sure your trash is thrown into the dumpster bin.  We are doing our best to eliminate the rodent problem, but we need everybody’s cooperation.  Do NOT leave out birdseed, pet food, anything that might be attractive to rodents or other animals.  Thank you.

POOL C…is a NO SMOKING of any type area, and no glassware means NO GLASS BOTTLES.  Please do not leave towels or anything else hanging over balcony railings.

August 2014 update

Landscaping (desert conversion) update 
The 9115 cul-de-sac conversion to desert landscaping has been completed for now.  Adding additional colorful plants will be an on-going project after all four cul-de-sacs have been converted. 

NEXT PROJECT:  92nd Street drainage
PURPOSE:  Correcting the problem of irrigation water flooding 92nd Street.   Because the ground on both sides of 92nd Street slopes downward, irrigation water naturally flows into the street. 

EXPLANATION:  The next project is creating a “dry well” along both sides of 92nd Street.  This project involves digging a trench two feet wide and one foot deep along the red curbs from Purdue Avenue to the 9460 + 9465 cul-de-sacs.    The trench will be filled in with river rock to cause a drainage collection space so that irrigation water will no longer flow out into 92nd Street.  The sprinkler system will also be refurbished. 

Please understand that the grass behind and between buildings is not being removed.  The conversion to desert landscaping involves only the fronts of the buildings surrounding the parking areas.   Village Two HOA has received written approval from both the city of Scottsdale and McCormick Ranch to proceed with theconversion of the remaining cul-de-sacs.  After the 92nd Street project, work will continue with 9465 N. 92nd Street, then 9460 N. 92nd Street, and finally 9125 E. Purdue.
