ELECTIONS...It will soon be time to elect board members for 2014.  If you are interested in being a candidate and a part of the decision-making process, please contact Management.  We’re always looking for volunteers who can do things faster, better, and cheaper!!  Please submit a short bio to Management by January 15 to be included with the February election mailing.   Monthly meetings are typically held on the fourth Tuesday at 8:30 AM in the NPS office.  Management can be reached at ahammer@npsphx.com or 480-443-5566

NOTICE OF VILLAGE TWO BOARD OF DIRECTORS’ MEETING

Financial StatementsAll Village 2 homeowners will soon be receiving a mid-year statement regarding account balances.  If yours shows an Amount Due, please return the upper portion of the statement with a check to bring your account current.  Even small amounts soon add up to create a deficiency for your HOA.

Air conditioning repairs…Please be sure your repairmen have a  32 foot ladder  to reach the A/C towers.  They should NOT be walking on the tile roofs.  Broken tiles and roofing repairs are expensive.

Village Two CCRs and By-Laws that everyone signed on to at time of purchase ARE being enforced.  ALL HOMEOWNERS and RENTERS ARE RESPONSIBLE FOR KNOWING THE RESTRICTIONS.  When in doubt, contact Management for clarification.  Saves problems later…..THANKS

Towels…rugs, swimsuits, etc. must not be left hanging over balcony railings.  POOL C  is a NO SMOKING area, and no glassware means NO GLASS BOTTLES.

PlumbingWhen was the last time you inspected/repaired/replaced plumbing fittings and connections for your hot water tank, ice maker, toilets, sinks, washer, dishwasher?  These connections can deteriorate and can cause problems for which you are responsible. For everybody’s peace of mind, have a professional plumber do the job!

Insurance... Each year the V2 Board mails out a statement of insurance coverage.  Please understand that it is still YOUR responsibility to carry homeowner’s insurance or renter’s insurance.  If you have questions concerning HOA coverage, call Management.  
Home Warranties typically do not cover everything for which you are responsible.

RECYCLING IS AVAILABLE....near the Police Department, south of Via Linda on 91st Street. They accept plastic, glass, metal and paper, and sorting is unnecessary. 

AIR CONDITIONING REPAIRS and CHECK-UPs

With the hot summer months quickly approaching, the chances are that EVERYBODY will be thinking about and needing A/C  service.

PLEASE help us (and ultimately yourself) to get several more years’ life out of the roofs before having to do major repairs by:

1)      Requesting that your service people bring a 32 foot ladder to access your A/C units which are on the roofs in the towers.
2)      Knowing whether your tower is in front or in back of your unit to reduce walking on the tile.
Broken tiles cause roof repairs resulting in more expenses for us all
         
Some towers are accessed from the front…others from the back.

MONTHLY ASSESSMENTS
Regular monthly assessments are always due by the 15th of the month.
Late fees of $30 are imposed on payments received after the 15th.

CHANGE IN AZ CONDOMINIUM LAW REGARDING FOR SALE/OPEN HOUSE SIGNS:  Beginning on July 29, 2010, Arizona Condo Law changed to stipulate that homeowners may display ONE standard-sized FOR SALE sign and ONE standard-sized temporary OPEN HOUSE sign.  These signs must be displayed on the homeowner’s property, which means inside a windowAbsolutely no signage on common property is allowed, per the CCR’s of Village Two.  If you have questions, please contact Management at 480-443-5566.  Please be sure your realtor understands!!!!!

BARBEQUES...are available at the pools.  Only ELECTRIC bbqs are allowed on patios and balconies.  Pools are NO-SMOKING areas, and NO GLASS BOTTLES/CONTAINERS.

Candidate biographies:   The following Village Two homeowners have indicated an interest in volunteering for the 2013 Board of Directors.  The information has been submitted by the candidates,  has not been edited for accuracy of information or grammar, and is presented in alphabetical order.  **indicates current board member

Rosemary Buehrer I moved to Scottsdale, AZ  from Grosse Pointe, Michigan.  Opened the first Nordstrom Store in Michigan in 1996 and transferred to open the first Nordstrom Store in Scottsdale in 1998, with the idea to stay two years.  Enjoyed the area so much decided to make it my new home.   At Nordstrom I have worked in various departments of Sales/Manager.  Retired from Nordstrom in 2011 after fifteen years.  Prior to Retail I was Office Manager/part owner of Excavating Engineers in Northern Michigan.  Village Two homeowner since 2003.  Enjoy living in Village Two, and will do everything I can to maintain this high quality atmosphere, in a cost effective manner.  Will always be open to all concerns.   Have served on  V- 2 board since Oct. 2012

Retired Teacher, Coach, Athletic Director, (Directly responsible for all Athletic Facilities,                Coaches, P.E. Programs and Teachers K-12)
Chaired and Served on Boards, Committees, with annual Budgets over $400,000.
Owner and Property Manager for over thirty years.  (C&C College Rentals at Univ. of Akron)  I now have the time, energy and experience to help improve and maintain our property in  Village Two.   If elected, I promise to always have an open door policy and interest in your problems and concerns.

Betty Johnson…I have been a Village Two Homeowner for 13 years and have served on the V-2 Board since December, 2009.  Prior to retirement I was Office Manager for the marketing firm which my husband Clyde and I owned in St. Cloud, Minnesota.  Prior to moving to Minnesota, I was a teacher in a Findlay, Ohio private school.  Since my appointment to the V-2 Board, I have attended all board meetings as well as several legal seminars designed to help board members better understand the various state and federal laws which must be followed by all HOA boards.

Karen Larson…I moved to Scottsdale from Reading, Pennsylvania in 1995 and purchased my unit at Village Two in March 1997.  In Reading I held the positions of Vice President of Administration and Vice President of Sales and Marketing at Reading Tube Corporation, the third largest manufacturer of copper water tube in the United States.  I also served on the Boards of Directors of the Reading Public Library, Reading-Berks Literacy Council and Hummingbird Hill Home Owners Association.  In May 2009 I retired from my full-time position as the Parish Coordinator of Saint Matthew’s Episcopal Church in Chandler.  I have served on the Board of Directors at Village Two since April 2006.  During the past six years I have attended numerous seminars in order to become better educated about Arizona condominium law and the issues facing condominiums and homeowner associations.

Ken Salt…After retiring from teaching English in the Phoenix Union High School District for 45 years, I became president of the Village Two HOA Board of Directors in December 2005.  I’m very proud of our accomplishments:  we have improved communication, added monthly to our financial reserves, held “nearly” monthly board meetings, and have made numerous repairs and improvements to Village Two property.  I attend on-going seminars which further my knowledge and understanding of current and changing Arizona condominium laws.  Please support your V2 Board of Directors by returning your ballot, either by mail, or by bringing it to the annual meeting on Saturday, March 2, 2013.
