ANNUAL MEETING… of Village Two Homeowners’ Association (HOA) will be held on
Saturday, March 3, 2012, in Mustang Library Auditorium.
2:15 PM Check-in and light refreshments
2:30 PM Meeting begins
INCLUDED...in this mailing, please find the approved 2012 budget for Village Two, the annual statement of HOA insurance coverage, and the monthly assessment coupon booklet for 2012. We really do attempt to keep homeowners informed.
Please help us by keeping aware and current on the following concerns:
ELECTIONS...It will soon be time to elect board members for 2012. Anyone interested in volunteering to serve on the 2012 Board of Directors should submit a short biographical sketch to Management by January 15, 2012. The 2011 Village Two HOA Board of Directors includes:
Ken Salt president
Sammy Khaled vice president/secretary
Karen Larson treasurer
Betty Johnson board member
Mike Currence board member/VRA rep
2012 Monthly Assessments…The monthly assessments for 2012 will remain at $204. Last year’s $34 increase continues to go into reserves toward the tile roof restoration. Please notice that the late fees increase to $30 in January 2012.
Tile Roof Restoration Project...is moving ahead on schedule. At the November 14, 2011, board meeting, our independent roofing consultant, Louis Hunt, presented bids from five (5) roofing contractors. The Board is now in the process of researching these companies and will reach a decision soon. In January, 2012, homeowners will be informed of the details regarding dollar amounts and payment options.
INSURANCE?? it is still YOUR responsibility to carry homeowner’s insurance or renter’s insurance to supplement the HOA master policy. Annually, HOA mails out a statement of insurance coverage. If you have questions concerning HOA coverage and/or your responsibility, call Management. Statement of HOA coverage is included in this mailing.
Home Warranties typically do not cover everything for which you are responsible.
PLUMBING CHECK?? When was the last time you had a PROFESSIONAL plumber inspect/repair/replace plumbing fittings and connections for your hot water tank, icemaker, toilets, sinks, washer, dishwasher? These connections deteriorate whether you are here or not, and can cause problems for which you are responsible.
CONCERNS…If you are aware of issues (repairs, violations, safety problems, etc.) that need to be brought to the attention of the HOA Board and Management, please call MANAGEMENT at 480-443-5566. We count on homeowners to help us keep Village Two well maintained and safe.
SIGNS... Changes In Arizona Condominium Law Regarding For Sale/Open House Signs… Beginning on July 29, 2010, Arizona Condo Law changed to stipulate that homeowners may display ONE standard-sized FOR SALE sign and ONE standard-sized temporary OPEN HOUSE sign, OR…one standard-sized For Rent/For Lease sign may be displayed. These signs must be displayed on the homeowner’s property, which means inside a window. Absolutely no signage on common property is allowed, per the CCRs of Village Two. If you have questions, please contact Management at 480-443-5566. Please be sure your realtor understands!!!!!
AIR CONDITIONING REPAIRS…Please be sure your repairmen have a 32 foot ladder to reach the A/C towers. They must NOT walk on the tile roofs. Roofing repairs are expensive.
Village Two CC&R’s and By-Laws that everyone signed on to at time of purchase ARE being enforced. A list of some of the CC&R restrictions is attached. Please review them. ALL HOMEOWNERS ARE RESPONSIBLE FOR KNOWING THESE RESTRICTIONS. If your condo is a rental, PLEASE make a copy available for your tenants. When in doubt, contact MANAGEMENT for clarification.
MANAGEMENT COMPANIES….Our NPS contact is Ashley Hammer.
National Property Services

ahammer@npsphx.comAll eight pools, all six tennis courts, and all the common areas of the Villages
are managed by Parker Finch Management. Lisa Pritchard can be reached at
480-284-5551 (emergency 602-336-4471 or pfscottsdale@parkerfinch.net
EMERGENCY…Please be sure that National Property Services has current phone numbers and email addresses on file for you in case of an emergency. Especially for seasonal homeowners, we can assist you so much faster if we have emergency and/or local numbers to contact.
VRA… Village Recreation Association and its management company (Parker Finch) are responsible for supervision of all pools, tennis courts, and common areas in all five Villages of McCormick Ranch. Each village has one representative on the VRA Board. Each village pays $55 per homeowner per month to the VRA. For Village Two, that means that every month, we contribute $9,020 to the maintenance of the pools, tennis courts, and common areas. That is $55 every month of your $204 monthly assessment.
FRONT PORCHES/BALCONIES…These spaces are considered “limited common areas,” and homeowners occasionally request Board approval to re-floor their front porches or balconies with tile or carpet. Our HOA attorneys have recently advised the Board that because of potential liabilities, the Board should NOT approve either carpet or tile on porches/balconies at the front door. If your front porch/balcony needs some kind of maintenance, please contact Management. Satellite dishes must not be attached to the buildings in any way.
ARCHITECTURAL MODIFICATIONS. Please contact Management BEFORE you begin a project. Even INTERIOR changes might need board approval, and EXTERIOR changes always do (as in security screen doors).
GUEST PARKING…Vehicles should not be left in guest parking areas for extended periods unless Management has been informed. When owners cannot be identified and contacted, these vehicles are towed at owner’s expense. This does not apply to seasonal homeowners who leave a car in their assigned undercover parking space.
LANDSCAPING…While we do make every effort to consider individual requests, final decisions regarding landscaping rest with the Village Two Board of Directors. The yard crew has been instructed to disregard individual requests unless they are processed thru Management.
RAT ISSUES…Again this year, Village Two will be proactive regarding an ever-increasing rat infestation. Spring-loaded rat traps and bait stations placed throughout V2 are effective. However, homeowners must be diligent in disposing of garbage and leaving materials around that are attractive to rats and javelinas.
GARBAGE… PLEASE be sure your trash is placed directly in the dumpster bin. Do not throw your trash over the enclosure walls as trash on the floor around the bins in the enclosure encourages rats. Help us keep our dumpsters free of rodents and insects by bagging your garbage and placing INSIDE the bin. If your condo is a rental, please ask your tenants to cooperate.
NOISE ISSUES…From time to time, homeowners ask Management to deal with a variety of neighbor-to-neighbor noise concerns. Some of these concerns include loud TV/music, loud talking (and other noises!!) that penetrate common walls between bedrooms, heavy walking in the upstairs units, etc. Quiet time is generally 10:00 PM to 7:00 AM. Let’s all show consideration to our neighbors. Please remember that the CCR’s stipulate that upstairs units must remain carpeted in areas that were originally carpeted. “Hard flooring” is allowed only in kitchen, bathrooms, and entry area. Questions concerning tile and/or hardwood flooring should be directed to Management to avoid future problems.
RENTALS…must be for a minimum of 30 days. This is a restriction of both Village Two and McCormick Ranch. Violators will be referred to McCormick Ranch as well.
CARPORT/GARAGE/YARD SALES…no matter what they’re called, along with the accompanying signs and balloons, are absolutely NOT PERMITTED.
STORAGE…balconies and patios are not to be used for storage areas. Village Two CCR’s stipulate that only typical patio furniture is allowed, which also means no exercise equipment.
PET CLEAN UP…Scottsdale statutes provide for a $100 fine for pet owners who do not clean up after their pets. Waste even from small dogs attracts flies and rodents. Thanks to those of you who carry plastic bags and do clean up.
THANK YOU…to all homeowners who responded to the September mailing concerning the homeowner accounts and brought their accounts current. Remember, homeowners/tenants who are still in arrears may not use pools, tennis courts, bbqs, or any other amenity of the Villages. Doing so will result in a violation assessment of $50 per occurrence. We continue pursuing delinquencies with liens and other means suggested by our collection people. Even small debts accumulate and add up. We appreciate your support.
POOLS…please remember 1) pools and surrounding decks are no smoking areas, 2) that no glassware is allowed (that includes beer bottles and wine glasses) within the fenced area, and 3) no pets are allowed (violation of Maricopa County Health Codes) within the fenced area. If you must move lounges and/or chairs, please be considerate of others by returning them to where they belong. Everybody appreciates finding an attractive pool area. Towels, swimsuits, blankets, mattress pads/covers, rugs, etc. are not to be hung over balcony railings. Only electric barbecues are allowed on private patios/balconies. Gas bbqs are available in the pool area.
SATELLITE DISHES…must NOT be attached to balcony railings or the buildings in any way. For clarification, please contact Management.
DOGS...Management is receiving an increasing number of calls regarding crying/barking dogs that have been left alone in unfamiliar condos while their owners leave. Please understand that this is extremely aggravating to the neighbors, and probably to the dogs as well. Remember, there is a 15 pound weight restriction which means small dogs only. And please, please….remember to pick up your dog’s pottie. Animals must always be kept under control. Thanks.
FINANCIAL REPORT...Every year, Arizona Condominium Law requires that the HOA finances must be inspected with a full audit, a review, or a compilation. The Compilation that we just received for the year ending December 31, 2010, was done by Mark Sahl, a CPA and attorney with our association attorneys, Carpenter Hazlewood. Again, this examination called no red flags to our attention, other than we must continue increasing our reserves. If you would like to see the Compilation, please give your e-address to Management, and the information will be sent to you electronically. (
